From the dock you enter into the kitchen and seating area. This area is insulated and large enough to be modified to provide for conventional kitchen services if desired. This area currently includes a stove and oven which is connected to a portable propane cylinder. There is a storage counter, 50 amp electrical panel, a window to the moorage area, and access to the loft and adjacent workshop. There is a shower behind the staircase that drains overboard but is not currently plumbed for water supply, suitable for solar shower use. The insulated loft is above this area and accessed from the stairs. The loft is the full width of the boathouse and features skylights and windows looking out to the dock and to the moorage area. The dining table shown is not included in the sale. This space would be suitable for use as an overnight sleeping space, dining area, or sitting room. On the main deck of the boathouse is a workshop with storage and a workbench with good access to the mooring area. The mooring space measures 54 feet in length by 17 feet in width with an access door from sea of 15 feet in height. There are ample decks for access on two sides. The mooring space tapers near the bow of the boat. This narrower platform was added and could be removed to accommodate boat with a wider bow dimension. There is a 30 amp power cord wired in, and there are numerous electrical outlets wired throughout the interior. Overhead skylights and the large entry door provide for ample lighting during the day. Electrical lighting could be easily installed to illuminate the full mooring area. This boathouse is anchored to solid steel pilings for security. The owner reports that the covered mooring space and western exposure has greatly minimized the maintenance that has been required on his classic wooden powerboat. Barnacle growth on propellers and bottom fouling has been minimal.

Broker's Comments
This boathouse is in an ideal location for mooring a large powerboat for cruising Canadian and US waters in the Pacific Northwest. The structure has been improved and upgraded with an insulated loft, new roof, electrical panel, flotation, and more. Only 2 1/2 hours from Seattle, Port Angeles is the gateway to Olympic National Park and connected to Victoria, British Columbia by ferry. Some of the best salmon fishing in the continental USA is just beyond the breakwater. Moorage is fully transferable to the next owner and costs less than $600 monthly. The boathouse will moor up to a 54' powerboat.
